Common Pond Facts

o        We are about 100 minutes from downtown Atlanta and easily accessible via gentle paved roads, The area is served by fast, reliable DSL. So commuting is possible and tele-commuting is easy.

 

o        Our award-winning architects are Greg Walker and Hank Houser, both of whom are certified for high level eco-friendly (LEED) architectural standards. With your lot purchase, you get the right to use the plans that they designed for Common Pond at no cost.  If customization is necessary, additional architecture costs may be involved.

 

o        We also welcome the work of other architects within the boundaries of our architectural guidelines. 

 

o        The five acre common area includes a pond and space for a large, organic community garden.

 

Energy Efficiency

o         We require that all homes include a variety of energy saving systems and techniques.  Because every owner's way of using a home is unique, and different designs lend themselves to different systems, we are happy to work with you in chosing those systems.

         

Environmentally Friendly 

o     As with energy saving techniques, we have created a menu of options that will help you reduce the environental impact of the construction and maintenance of your home. We're happy to hear your ideas and share our experiences.     

Pricing

o        Our cost to build homes has ranged from $135/square foot to $175/square foot to as much as you care to spend. The actual cost of your home will depend on a hundreds of factors.  We're happy to share actual costs to build on several homes and explain how money can be saved and dreams indulged.

 

Building

o        Common Pond, LLC is not a licensed general contractor.  Jay Zipperman of J&T Mountain Construction has built all seven of the existing homes in Common Pond. So, when you are ready to build, we'd reccomend that you begin your serch for a general contractor with him.  We're happy to have other GC's work in Common Pond, pending a brief review with the Architectural Review Board. The costs for many building materials are dropping right now, others are holding steady and others increasing.  For some, it's a great time to build. 

 

What's Next ?

o        Buy a lot now and build later?  No problem.  In fact, with only two lots remaining and a national magazine feature on Common Pond coming in December, we'd recommend it.
